Für das Gelände zwischen Philosophenweg und Hermann Köhl Straße entlang der Bahnlinie in Neu Ulm galt es ein Konzept zu entwickeln. Ziel war es, das Gebiet mit verschiedenen Wohnformen und Nutzungsarten zu durchmischen. So entstand ein Konzept, das das Gebiet in folgende Bereiche aufgliederte: Studentenwohnen (3.843 m²), (betreutes) Wohnen, Loftwohnen und Gewerbeansiedlungen.
