Die Firma item hatte an ihrem Standort in Ulm zusätzlichen Bedarf an Planungsarbeitsplätzen, Lager- und Produktionsflächen. Diese sollten möglichst innerhalb des Bestandes realisiert werden. Die Planungsabteilung wurde – mit Sichtbeziehung zur Konstruktion innerhalb der Halle realisiert. Der Einbau musste sowohl akustischen, brandschutztechnischen aber auch optischen Anforderungen genügen. Ein Lichthof wurde überbaut und somit dieser Außenbereich der Produktionsfläche zugeschlagen. Bestehende Lagerflächen innerhalb der Halle konnten in einen Neubau – jedoch als reines Kaltlager – verlegt werden. Die Umbaumaßnahmen erfolgten ausnahmslos bei vollem Betrieb. Sämtliche Versorgung mit Medien wie Strom, Wasser, Druckluft, EDV sowie die Aufrechterhaltung der Betriebsabläufe mussten zu jedem Zeitpunkt gewährleistet sein.
